Sharjah’s Arada awards Dhs322m construction contract to Kuwaiti contractor

Sharjah developer Arada has awarded a Dhs322m contract to Kuwaiti contractor Mohammed Abdulmohsen Al-Kharafi & Sons (Al-Kharafi) to build eight premium apartment buildings in Aljada.

The eight Tiraz building in Aljada comprise of a total of 920 homes. Aljada, a Dhs24bn megaproject, is Sharjah’s largest ever mixed-use project.

Al-Kharafi has previously worked with Arada on the Nasma Residences project.

Work on the Tiraz buildings will reportedly start immediately, with construction scheduled to take 18 months to complete.

“This award to Al-Kharafi shows our continued commitment to delivering high-quality homes at Aljada, which is increasingly becoming one of the region’s most active job sites with 6,000 units currently under construction,” said Ahmed Alkhoshaibi, CEO of Arada.

It will feature a range of studio-, one-bedroom and two-bedroom apartments. Smart home features will come as standard with all Tiraz apartments. Residents will also have access to a health club, two swimming pools, children’s play areas and a family barbecue space.

The Tiraz buildings are part of Naseej District, with future construction contracts to be awarded for the district include the Vida Aljada hotel, residences and serviced apartments complex, the five Sokoon buildings and the Naseej District Museum. All of these contracts are expected to be awarded in 2022.

Other components of the Aljada master plan spread over 24 million square feet are scheduled to be completed this year. These include the third and fourth Misk Apartments buildings, which will be finished in March, and the second and final phase of the SABIS International School – Aljada (SIS-Aljada), which will open in August.

Last year, Arada completed 1,200 homes at Aljada, including 12 apartment blocks and the first Sarab villa community and the first phase of SIS-Aljada. At Aljada, Arada sold 1,796 homes in 2021 at a total value of almost Dhs1.1bn. The developer completed over 1,200 homes at Aljada during 2021, with the first residential phase of the project almost complete.

In 2022, Arada will also complete the East Village complex of 16 apartment blocks, the Nest student housing community consisting of 12 apartment blocks and the second Sarab villa community at Aljada.

“The coming year will be transformational for Aljada, with substantial retail, education, F&B and entertainment assets all nearing completion, alongside thousands of new homes, which will see the community’s population rising significantly,” added Alkhoshaibi.

Arada recorded sales of Dhs2.41bn in 2021, up 38 per cent year-on-year. It sold 2,488 homes last year, 6 per cent more than the year before.

Last month, the developer announced its foray into the neighbouring emirate of Dubai. It purchased the last remaining beachfront land plot on the Crescent of Palm Jumeirah.Valued at Dhs240m, the  20,500 square metre plot was bought from Nakheel.
